Existing does not always mean legal

Using existing Anaheim space for an ADU

Start by comparing permits and plans with what is physically present. Do not assume an assessor record, old listing, or long-standing room proves approval.

01

Compare the building to its permit history

A designer or engineer may need to document the structure and identify work needed for current use. Opening walls can reveal framing, wiring, plumbing, moisture, or foundation conditions.

Lay available plans beside field measurements and photographs. Note additions, enclosed openings, plumbing, wiring, and roof changes that do not match the documents.

02

Open only what the investigation requires

The City determines the permit path. Some work may be retained, corrected, or removed depending on the records and current requirements.

A targeted opening can answer a structural or moisture question before the construction contract carries a large unknown. Agree on who repairs the opening afterward.

03

Separate correction work from the new ADU

Ask proposals to separate investigation, design, demolition, corrections, new ADU work, and restoration. That makes the risk visible.

Demolition and code corrections serve a different purpose from the new kitchen, bath, or finish work. Separate those costs so the owner can see where the money goes.

04

Expect the City to decide what may remain

Long use does not create approval by itself. Anaheim reviewers determine the path after they see the records and proposed work; the contractor prices the construction that follows.
