Detached backyard ADUs
A separate backyard home gives the household the most physical independence. It also puts every part of the building on the table: foundation, drainage, utility trenches, access for crews, exterior privacy, and the connection back to the main property.
We start by walking the likely building area and tracing how people, materials, sewer, water, and power could reach it. That field read is more useful than choosing a floor plan before the yard has been measured.
- New foundation and complete building shell
- Kitchen, bathroom, mechanical, electrical, and plumbing work
- Site access, utility routes, drainage, and restoration

Garage conversion construction
A garage already has walls and a roof, but those parts were not necessarily built for sleeping, bathing, cooking, or year-round comfort. We check the slab, framing, moisture history, openings, ceiling height, fire separation, and utility path before treating the shell as a shortcut.
The proposal should say what stays, what is removed, and what must be rebuilt. That keeps an inexpensive-looking conversion from turning into a string of discoveries after demolition.
03
Attached ADUs and additions
An attached ADU can preserve more of the yard while adding a separate living unit beside the house. The connection is the hard part. Roof lines, foundations, shear walls, drainage, window locations, and the occupants’ privacy all have to work together.
We coordinate the addition as part of the existing building instead of treating it as a freestanding plan pushed against the wall.

JADUs inside the home
A junior ADU fits within qualifying space in a single-family home. The smaller footprint can be useful, but it comes with its own owner-occupancy, covenant, access, sanitation, and interior-layout questions.
We help owners identify the rooms and building systems affected before the design is submitted. The City remains the source for eligibility and current document requirements.
